bogus agent vs. rogue prospect, why Malaysia’s property market is a tangled mess

When two elephants fight between one another, in the end sang kancil would die in the middle.

Like the older folk say, this is what happened to Malaysia’s property as an idiom.

Not withstanding the little known Malaysia My Second Home Programme (MM2H) currently promoted by the Tourism Department of Malaysia, Malaysia’s property has the biggest untapped potential within South East Asia which transacted a total of RM77.14 billion worth of properties during the last year (source: NAPIC) however the industry continues to receive a cold shoulder from many foreigners because of these two elephants. 

According to a survey, many international investors are more bullish to invest here, however the majority of them are really frustrated with our current situation within the Malaysian property industry.  Primarily because as many as 1 out of 10 real estate agents operating within the market are running around without a proper license.

Many real estate agency firms have come to us complaining about the worsening situation which has become duri dalam daging for many years and will be remain so in the many years to come if the current practices are not changed now.

With a single real estate licence awarded to a firm, they may opt for as many as 100 poorly trained property and unaccountable negotiators; during the fall out between a firm and the individual, many have decided to take opportunities within this lucrative industry to act alone and bogusly operate under a registered firm. To add insult to injury, the use of personal mobile numbers as their only point of contact in any classified ads available online and or offline have been the tools of nightmares with these individuals, who are able to operate without being monitored by the real estate agency firm itself.

As a smart consumer, you MUST take all the extra effort to do the necessary follow up and check before making any transaction with the given firm’s office contact details or checking it online with The Board of Valuers, Appraisers and Real Estate Agent website to see if they really exist.

Don’t hesitate to spend time on this because as a consumer you’re in the driving seat.

The other elephant is often a rogue prospect, one of the biggest obstacles faced by real estate agency firms and their property negotiators alike. It is difficult to pin point who these people are.

Sadly, after talking with many property negotiators around the Klang Valley, the nature of co-broking itself has created a bad image to most property buyers of certain types of property. The ways in which some of the property negotiators try to eat a bigger slice of the cake on the respective sale can make the whole transaction fall out, resulting in the property buyers running away. Co-broking is a healthy approach in any segment of industry but maintaining its professionalism is a must before it becomes out of hand.

Also, we hear rumours from a few advertisers; some property marketing providers hire bogus callers to act as genuine prospects by calling the property negotiators to increase their branding placements. 

What a dirty tricks!

This is what happens when everybody has lost their dignity and respect within their very own industry.

You can put a stop into this, before our property industry scares off even more international investors and slows the country’s economy growth in macro. The Kuala Lumpur Retail Property Centre (KLRPC), Malaysia’s first property shop in Jalan Pinang, Kuala Lumpur is making stringent  efforts to champion the war against these two elephants and saving the sang kancil before it’s let loose.

 

All participating Real Estate Agency firm’s registered and using the products and services provided by propertrack.com have been thoroughly screened through The Boards of Valuers, Appraisers and Real Estate Agents as well with the Companies Commission of Malaysia (SSM).
